How am I supposed to leave the unit when I move out to ensure that I get my security deposit back?

 

It is important that the residence is in the same condition upon departure as it was upon arrival. Charges against the security deposit will be made if necessary at the time the lease expires and the residence is vacated. The Tenants responsibilities for vacating a residence are below:

 

  • Repainting of all areas necessary due to marks, dirt, or damage to any painted surface excluding normal wear and tear

  • Patching to any surface due to damage or picture nail holes with a patching material that must be approved by Karie Gorgone, Property Manager

  • Carpet repairs due to burns, tears or other damage

  • Appliance cleaning to include oven, range and refrigerator

  • The air conditioner filter must be replaced

  • All ceiling fans and blades are to be cleaned

  • Cleaning and repairing of any plumbing fixtures and including replacement of chips and cracks

  • Kitchen cabinets, vanities and counter top repair and/or cleaning

  • Tile repair due to damage or tile cleaning due to dirt, stains, etc.

  • Window cleaning and/or glass replacement including removal of dirt, etc. from window and sliding door tracks

  • Electric fixtures and outlets repair or cleaning including TV outlet or cable TV

  • Doors, woodwork and/or paneling must be cleaned or repaired

  • Keys to doors and mailbox as well as pool keys/cards and automatic garage door openers are to be turned in to Karie Gorgone, Property Manager

  • All trash and discarded items are to be removed from residence. Any trash removal done after tenant vacates will be charged against the deposit.   • All other possible damage, misuse and necessary repair not stated above including but not limited to the uncleanliness which is not normal wear and tear and those things contained in you Residential Lease Agreement.
